Property Prices and the Future Until the 1990s, investment in the Languedoc region of France has been slow. Apart from Montpellier, which has been a center of medical excellence for over twelve hundred years and now has one of the largest teaching hospitals in the world, the region have been predominately agricultural. Investment in tourism with several new coastal cities started over 40 years ago with some success, Cap d Agde is now Internationally famous (many say notorious) but in general, industry has not developed in the region. The clear air, free from pollution means th Pyrenees mountains over 150 kilometers away can often be seen clearly.
The big growth has been in people. Populations of all towns and villages has steadily increased over the last twenty years. Many families, as well as retirement couples, especially from Northern Europe, are moving to the region in search of a better quality of life and climate.
The demand for attractive traditional properties has been strong, yet there are still opportunities to find beautiful stone houses in charming villages under an hour from the Mediterranean. Most townships also have attractive developments of new villas and homes.
Although prices have risen steadily, they are expected to continue to rise due to the government initiative to improve this still sparsely populated region.
Unlike Provence to the North East, Languedoc has much more space for expansion and a more hospitable climate. The new Autoroute from Paris, the A75, which has the highest viaduct in the world and crosses the massif Central in the center of France is almost completed and only needs a few kilometers in the south to be finished to join one of the vital road arteries, the A9, joining Spain, Italy and northern Europe. This link will be finished by 2008.
Even more importantly the new high speed rail link, the TGV from Nimes to Barcelona is under construction. This will be the first high speed rail link allowed to carry freight trains. This will join the European rail network and make a trip from Paris or Brussels to Barcelona possible in four or five hours.
Combined with expansion under way at airports in Carcassonne, Perpignan, Beziers, Nimes and the International airport at Montpellier, communications are being expanded for a reason.
Excellent communications, medical services the best in Europe (many say the in the World) a Mediterranean climate (and diet), pure water from the ancient volcanic ranges in the center of France, carefully planned slow housing growth. Languedoc is already the most desirable area of France voted by all French people (l’Express) to move to, the Canal du Midi is a World Heritage site, Languedoc is now becoming an International center of excellence.
