Houses for Sale in Mougins

Mougins is one of the largest communes in France but the impression one gets when visiting Mougins is not that of a highly urbanised area. Leaving aside the old hilltop village of Mougins (mainly village houses with little garden) and the 18% of Mougins to the west that forms part of Sophia Antipolis, there are a large number of green spaces (in addition to the 427 hectares of the Valmasque Forest Park) and their effect is enhanced by the large plot size on which many of the houses are built. There are however numerous houses built on a more modest scale, often semi-detached. A feature of houses in Mougins is the number built in closed estates or domains. These houses range from the relatively low priced, as in the Hammeau de Cabrières to the south of Mougins, to the much more luxurious in the Parcs de Mougins where there is a 24/24hr security service. Sale prices for a small house in a domain with a shared pool can start at around 500,000€ and rise to several million Euros for the more prestigious properties.

A problem to be aware of with some Mougins houses is traffic noise, particularly associated with the Cannes-Grasse expressway. In a road such as le Chemin des Colles for example, which runs at right angles to the expressway, the houses at the beginning of the road suffer a large price reduction due to the noise. However those further away are not affected and indeed enjoy a substantial premium because of their sea view, all be it distant. A house in a noisy enviroment may have a sale price 30% less than the same house with no noise. Similarly a house with a good seaview can command a sale price of 30% more than one with no view.
