Property Description
An old stone-built distillery cleverly converted into a comfortable family home with a stylish 'Japanese' feel to it.
There is a double gate from the main road, leading into the garden, but the present owners have installed a front door on the side road which is more convenient. The large distillery building has been turned into 2 magnificent reception rooms with lovely high ceilings (and ceiling fans) and beautifully preserved stone walls. You enter directly into one of these, the dining room, 32 sq ms, with an open view into the living room, 74 sq ms, and onwards to the rear garden area with 2nd fish pond, overlooked by an interior verandah off which the 3 bedrooms are located. So you immediately appreciate the charm and imaginative feel of the house. The kitchen, 2.2 ms x 3.4 ms, is to the right of the front door and has fitted cupboards, dishwasher, an electric oven and 4 ring hob run on bottle gas. On the right of the dining room is a storage room, with the 300 litre cumulus, and plenty of storage space. Next along is a separate WC, followed by a bathroom with corner bath, bidet, basin and plumbing for a washing machine. There is an open working fireplace in the corner of the dining- room, and a mezzanine of 8.1 x 3.3 under the sloping roof.
The living room is a wonderful luminous area with doors leading onto the outside terrace. Light floods in from the far end where a glassed-in verandah has been built around a large (and fruitful) orange tree planted directly in the soil, and views on to the fish pond with surrounding bamboo plants provide a Japanese feel . There is an attractive sunken tiled area in front of the open fireplace. There is a 20 sq m mezzanine.
The verandah is L-shaped and has sliding doors opening onto the 'Japanese' garden. The 3 bedrooms open into this corridor, and they all have air-conditioning. The master bedroom is at the far end and measures 3.22 x 4.33 , there is a cupboard off it. The other 2 bedrooms, 3.7 x 3.2 and 2.8 x 3.2, both have fitted storage shelves. Between the master bedroom and 2nd bedroom is a shower room with shower cabinet and basin, with a separate WC.
Outside there are 2 fishponds, with water circulating between them, plenty of nice greenery, a roomy terrace next to the pool, and open lawn space. This is a secure walled area. The owners were planning to construct a garage at the end of the garden with an opening from the side road.
The terrace is directly off the living room and measures 6.4 x 5.5. It is tiled and has wooden decking, with wooden fencing to separate it from the first fishpond and the pool area. Lots of shade from large pineapple palm trees. A gate opens into the pool area.
The pool is 10 x 5 ms, with roman steps, and is 2.10 at maximum depth. It has a plastic liner, pump, and a cleaning 'robot'. There is a poolhouse and fitted barbecue. There is a well in the garden which supplies the water for the pool and garden.
The village of Fontes is a traditional winegrowing village, with its own wine co-operative and good wine. There are 900 inhabitants so you will find all local shops - bakery, chemist, general store, bar - and also doctors, dentist and school (about 80 children at the moment, up to the age of 11). It is well placed for easy access to the coast - eg Cap d'Agde 40 kms - and also inland to beauty spots such as Lac Salagou, 18 kms. Nearby towns of Clermont l'Herault (14 kms) and Pezenas (also 14 kms) provide a great range of shops, supermarkets and restaurants. There is easy access to the new autoroute the A75 at Adissan (4.5 kms).
